  • Why invest in Senior Trust Income Generator?
    For more than 20 years, the management team have been funding senior living communities throughout New Zealand. As specialist lenders to our sector, we’ve been committed to generating a steady, attractive income for investors by funding the building, expansion and operation of facilities that provide a high standard of living for senior New Zealanders. By lending to selected senior living communities and aged care facilities, we create a flow of interest revenue, and pass this on as a quarterly income distribution to investors.
  • What returns can I expect?
    The Income Generator distribution policy is set at the discretion of the directors and is currently at a targeted rate of 8%pa pre-tax*. The Manager (Senior Trust Management Limited) of the Senior Trust Income Generator has a long history of delivering steady attractive returns by lending to rigorously selected senior living and aged care facilities. We’re mindful of the market’s prevailing deposit rates when setting the targeted income distribution rate – setting and in some cases amending the contracted loan interest rate payable. This lets us maintain our strong track record of delivering steady, attractive returns on your funds. We intend to maintain the history of superior returns and deliver regular PIE taxed quarterly income distributions to investors. *from 1 April 2024
  • What if I need my money back?
    Our investors choose us because we offer a steady income and stable capital value throughout a medium-term investment. Many have been investing in the senior living sector for years and have reached a life stage when they may need cash to cover unforeseen events. While we can’t guarantee to buy back all shares, our funded buy back arrangement, offers a potential exit option for investors who need to cash in some or all of their investment, with a minimum of 30 days’ notice. To encourage enduring investment, fees will be charged on shares bought back in the first three years of investment. Please read our Product Disclosure Statement page 17&18 for more information. The timing to process any withdrawal request from the date we receive the signed request forms, is as follows: • For an amount less than $100,000, the maximum notice period will be 30 calendar days; • For an amount equal to $100,000 but less than $500,000, the maximum notice period will be 60 calendar days; and • For an amount equal to or greater than $500,000, the maximum notice period will be 120 calendar days The Fees for Withdrawal are as follows: • For withdrawal of funds invested within two years from the allotment date of your Shares, a fee of 2% of the withdrawal amount. Each tranche of Shares subscribed for by a Shareholder will be considered as a separate issuance. The two year time period will commence from the issue of the tranche of Shares (whether in part of full), which form part of the Buyback Request and is calculated by reference to the date the repurchase or transfer occurs • For withdrawal of funds invested within three years from the allotment date of your Shares, a fee of 1% of the withdrawal amount. Each tranche of Shares subscribed for by a Shareholder will be considered as a separate issuance.   • What are the tax implications?
    The Income Generator is a Portfolio Investment Entity (PIE), which means investors pay tax based on their individual Prescribed Investor Rate (PIR). Current PIR rates for individuals are 10.50%, 17.50%, and 28%. Companies, Trusts and Charities can elect a PIR of 0%. The PIE tax rules are intended to encourage investment and may result in tax savings for some investors.
  • What security does the Income Generator have over its loans?
    Loans are secured by mortgages on senior living and aged care facility land and/or property. As well as a mortgage, the Income Generator often also takes general securities over personal property and guarantees and indemnities from people associated with the facility.
  • What is the minimum investment?
    The minimum investment for shares in the Income Generator is $1,000. You can then add to your investment in multiples of $1,000. You can add to your investment any time and as often as you wish.
  • Can I invest in Senior Trust Income Generator from offshore?
    You will need to hold both a current New Zealand IRD number and a New Zealand bank account to invest in Senior Trust Income Generator. We will advise of other information required to meet our obligations for Identity Verification on application.
  • How is money I invest used?
    It is used in the form of loans the Income Generator makes to build and establish new – or expand existing – senior living and aged care facilities.
  • How does the Income Generator pay regular quarterly Distributions?
    The Income Generator makes loans to reputable senior living and aged care operators. They pay a return through interest and other fees or charges. We only lend to well run, ideally located facilities in a way that seeks to protect our investors’ capital, and maintain attractive income returns. Returns are paid on 14th of month following end of calendar quarter automatically to your New Zealand bank account.
  • Can I reinvest my Distribution to earn compounding returns?
    You can elect to reinvest your Quarterly distribution at any time. To request reinvestment please email us at registry@seniortrust.co.nz quoting your Holder number and name.
  • How do I invest, reinvest or add to my investment?
    New investor: Click on ‘Invest Here’ button (located top of page, footer or Contact page). Select ‘New Investor’ to access the easy to complete online application form. Type directly into the fields and submit form without needing a printer or scanner. Existing Investors: Click on ‘Invest Now’ button (located top of page, footer or Contact page). Select ‘Existing Investor’ to reinvest or add to an existing investment. You will need to register the first time to request access details to your investor account portal. Simple instructions and details will be sent out by post (including your unique password) to login, view and add to your investments with Senior Trust. If you have any problems, please call 0800 609 600 or email registry@seniortrust.co.nz for assistance or to request a change of personal or other details relating to your investment.
  • Can I view my investment details, update my profile and view my investment documents online?
    Please click Investor Portal button (located top of page, footer or Contact page) to access the Investor Portal. You will need to register the first time to request access and sign into your account. You will receive by post details of a simple process (including your unique password / STP code) to login, view and add to your investments with Senior Trust, as well as the ability to edit/maintain your personal details. You can also view, download and print your Allotment/Distribution and Tax Certificates. Please find below the 'Senior Trust Investor Documents Guide' for more information.
